We decided to focus on our search in one neighborhood this time-
Upper West Side. I personally like West side better than East size due
to more subway lines running on the west side. Originally I planned to
visit 8 buildings this time- but we ended up visiting 11 buildings
(from 11:30 am to 4:00 pm). Overall, there are several old building
(pre-war building) but recently bought by another developers.
Developers will renovate the apts (usually put in new kitchen appliance
& clean up bathroom) and then re-sell the apts. We saw many of this
type today. My Favorite of the day is #2, and Steven's favorite is # 11.
Both, unfortunately, are outside of our price range at this point. Hope
they will reduce the price soon. For #2, I personally cannot find
anything I don't like. (location, interior, view, lighting....all
perfect!) # 6 and # 10 can also be considered given the price with renovated kitchen/bathrooms.
1. 220 West 93rd Street
Pros: Renovated kitchen, New to market. 2 units per floor.
Cons: Older building 1926 built, no Washer/ Dryer, unit at 3F so a little bit dark, Second bath room very small (only toilet), no view, facing the inner part of buildings, only 1 elevator
Summary: built in 1926, convert to condo in 2006. Cheaper price though with renovated kitchen and wool floor, still feel like an old building.
Apt 3C: 2 Bed, 1.5 Bath, $799,000. Monthly: $1,110. 1,102 Sq feet.
Apt 12 C: 2 Bed, 1 Bath, $999,000. Monthly: $1,471. 1,104 Sq feet.
- Pros: Bedroom got view but living room no view / bright though. Include Washer/ Dryer
- Cons: Only 1 bath, convert 1 bathroom to have washer/dryer
2. 110 West 90th Street
Pros: new oak floor, higher-end kitchen appliance (dual dish washers, installed filter hot water), many designed closet, facing south with great lighting for living rooms and both bedrooms, view is facing inner public courtyard of building, include Washer/Dryer, nice detail in both bath rooms. Outdoor space( has balcony). Good floorplan.
Cons: Gym is tiny (only 3 machines). Not modern high floor building. Hallway decoration is a little bit kiddy
Summary: Convert to condo in 1990, first owner bought in 2007. The owner has GREAT taste, I pretty much like everything how she decorated the apt (especially the kitchen and bathroom). Everything is in great condition. Beautiful apartment.
Apt 3B: 2 bed, 2 bath. $1,195,000. Monthly payment: $1,494; 950 square feet + 84 square feet of Terrace
3. 123 93rd street 3F
Pros: Decent size of 2nd bedroom, half open kitchen with new counter, wool floor. Conor master room
Cons; Toilet old and small, no Washer/ Dryer, elevator old, public laundry doesn't look nice
Summary: Another old building, built in 1925 a pre-war building, Ok view, facing simple courtyard
Apt 3F: 2 bed, 1.5 bath. $825,000. Monthly payment: $1,355; 1000 square feet
4. 134 93rd street 6E
Pros:Nice cozy lobby- like hotel. Re-newed elevator, facing
south with ok view. New remodeled kitchen. A small common garden. High
ceiling.
Cons: No doorman but video intercom com to control the door.
Master bedroom in the middle of the unit so looks dark. 0.5 bath for
2nd bath only toilet. No washer/ Dryer- Laundry room in the basement not
good.
Summary: Another built 1924 pre war, recently
remodeled by developing company to sell. Good space but little bit
overpriced given the condition of the building.
Apt 6E: 2 bed, 1.5 bath. $999,000. Monthly payment: $1,073.53; 1113 square feet
5. 100 W 93rd street
Pros: Convert to condo 2007, Washer dryer included. Facing south. Nice kitchen and good living room space.
Cons: only 1 bath. Fitness room (cost $100 per yr). If want 2-bed room, it will be ready in next 3-4 month.
2bed-room will be ready for 3 or 4 months
Summary: this one is not in our original planned list. We saw the sign outside the building and walk in. The current one we saw is a 1 bed/ 1 bath. For 2-bed room, it will only have 1 bathroom though. This one overall feels similar to what we currently live.
Apt 12C: 1 bed, 1 bath. $670,000. Monthly payment: $659.58; 735 square feet
6. 55 W 95th Street
Pros: Kitchen and bathrooms are all brand-need.Close to central park.
Cons: No Washer/ Dryer in the apt. Overall the room didn't look bright enough
Summary: Another old building bought by developers to renovate and resell.
Apt 62: 2 bed, 1.5 bath. $895,000. Monthly payment: $2,038.29; 1,119 square feet
- Pretty big dining living open kitchen areas
- Nice bathroom
- Both rooms not big
Apt 65: 2 bed, 1.5 bath. $849,000. Monthly payment: $1,724.71; 1,000 square feet
- Bedrooms are small
- More open
- Hallway long- kind of waste the space
- Two bathrooms next to each other- kind of strange
Apt 34: 2 bed, 1.5 bath. $799,000. Monthly payment: $1,711.71; 1,000 square feet
- Decent size of kitchen
- Open space
- Not much view
- A little bit dark
7. 241 W 97 street
Pros: Apt has been renovated and clean up. Size is ok.
Cons: Overall still look good. Neighborhood doesn't look nice.
Summary: Don't like the building and neighborhood, feel it's haunted.
Apt 7L: 2 bed, 1.5 bath. $925,000. Monthly payment: $1,309; 1,150 square feet
8. 305 W 86th Street
Pros:Facing south. Kitchen with renovated counter. Decent size of living and dining. Bedroom size decent. 18 hr doorman
Cons: Elevator old. Old toilet but ok. No washer/dryer. Kitchen not next to dining
Summary: Overall OK. Not really like the floorplan- kitchen too far. One bed room in the middle of the whole apt.
Apt 4B: 2 bed, 2 bath. $950,000. Monthly payment: $1,907.62;
9. 2373 Broadway
Pros: Good floor plan. Nice indoor swimming pool. Building is relatively new.
Cons: Price is outside our range ($1.2M) and high monthly maintenance fee.
Summary: This is not part of our original trip. We walked by and saw this nice building. It's outside our price range both on total price and maintenance.
Apt 307: 2 bed, 2 bath. $1,200,000. Monthly payment: $2,081.33;
10. 150 87th Street
Pro: New kitchen and floor. Quiet neighborhood.
Cons: Older building. Lobby looks old.
Summary: Another built prewar convert to condo in 1990, just renovated for sale
Apt 7B: 2 bed, 2 bath. $995,000. Monthly payment: $1,690.92; 1,250 square feet
- Not much view
- Include W/D
- Very big open living dining area
- Master bed a little bit too small
- Bathroom and kitchen nice
11. 225 W 60th street
Pros: New construction built in 2006. Facing north with ok
lighting. Living room and both 2 rooms have floor-to-ceiling windows.
Facing tennis court as view (no big building in front). Include Washer/
Dryer. Ok Gym and roofdeck. decent size of living room.
Cons: A little bit far from subway stations.
Summary: Good quality in terms of new construction we visit around our price range. (but this one is still over what plan...they just reduced price recently and has been in the market for 3 months)
Apt 8C: 2 bed, 2 bath. $1,150,000. Monthly payment: $1,383; 1,181 square feet
