Finally the temperature is above 0 egree C. It feels much better walking outside now, though it rained today. Our focus area today is from midtown west to upper east side. We visited 6 different buildings. After visiting the first 3 buildings, I felt I made a decision that we should focus on old but decent building with well-maintained/newly renovated interior. Because I think our price range for 2 bed room won't bring us to decent new construction. Until the 4th one, I think I found a new construction with some decent work...but it's not that close the subway....so...nothing is ideal.
This is also the first time I explored some units at the east side. I personally liked the west side better due to more selections of subway lines. Most buyers we ran into in the east side units are "family buyer" vs. west side are more "young professional buyers".
Overall, I like the #1 and #4 the best.
1. The Harmony at 61 West 62nd Street
Pros: Great location. Very close to Central Park, Columbus Circle, Major Subway Station, and Lincoln Center. Nice Neighborhood. Facing South- so with good lighting (for living rooms as well as both bedrooms.Both bathrooms and kitchen just renovated. Include Washer/Dryer in the unit.
Cons: Dining area is small (may not be able to fit my current dining table). Kitchen is not open kitchen. No other building amenities. Parquet floor not wood floor. Co-op building- need board approval.
Summary: This unit only in market for 4 days. Owner is moving to a bigger place so wants to sell this one. If cash purchase, price seems be able to negotiate down further. Love the location- should be good for re-sell. Though the building is built in mid-80, it seems it's well-maintained and the lobby and hallway all look decent. Only thing I dont like about this unit is dining area (too small) and the floor (can change by ourselves).
Apt 5G (2 bed, 2 bath), $935,000. Monthly Maintenance: $1,895. 1,000 square feet.
2. 462 West 58th Street Hudson Hill
Pros: New Construction. Just finished. Gorgeous open kitchen with big island and nice amenities. Location is convenient- not too far from the columbus circle and subway. Washer/Dryer in the building
Cons: Lobby and hallway looks a little bit cheap- more like a rental building. A little bit over-priced. Across the street is a hospital.
Summary: Only the kitchen impressed me. As a brand-new building, they can do much better job. The full 2 bed rooms is outside of our price range. We can only afford the 1 bed + 1 office room (that room will be small and no window).
Apt 4E. $910,000 (1 bed, 1 office, 2 baths). Monthly: $1,188. (after 10 yr: $1,766). 995 square fit. Facing North.
Apt 8E. $1,207,000 (2 bed, , 2 baths). Monthly: $1,313. (after 10 yr: $1,951). 1,099 square fit. Facing North.
3. 517 West 46th Street #501
Pros: New construction. W/D included. Small fitness room. 10 year tax abatement. Balcony with OK view. Open kitchen. Facing South with good lighting. Entire building were sold out except 2 units left. Common roof & garden space.
Cons: A little bit far from subway. Hallway and lobby look like a rental building. Lower monthly payment. Funky color of the building- red!?
Summary: A little bit too west. More like a rental unit for me. Though compared the #2, I think this one at least more reasonably priced.
Apt #501: $920,000 (2 bed, , 2 baths). Monthly: $917. (after 10 yr: ??). 1,131 square fit. Facing South.
4. 505 West 47th Street- The 505
Pros: New construction. Beautiful courtyard gardens between 2 buildings. Gym with the glass roof facing the garden. Italian-crafted kitchen cabinets. Washer/Dryer include in the unit. Bamboo floor (not wood though). The two bed room unit facing the garden (good view). Both 2 rooms and the living room all facing south.
Cons: Location not too close the subway.
Summary: Everything (interior material, size, lighting & view, public amenities) is pretty good except location.
Apt 2B: $955,000 (2 bed, , 2 baths). Monthly: $1028.31. (after 10 yr: 1158.86). 951 square fit. Facing South. (view is the courtyard)
Apt 5B: $995,000 (2 bed, , 2 baths). Monthly: $1048.54. (after 10 yr: 1181.65). 951 square fit + 46 sq feet bacalny. Facing South. (view is the courtyard)- this floorplan is exact the same as 2B but with a outdoor 46 sq. balcony. The floor is higher so the lighting is also better.
5. 330 East 70 Street
Pros: Quiet residential neighborhood. Owner is moving out the city. Price is reasonable. Kitchen is nice/ renovate with lots storage space.
Cons: No Washer/Dryer. A little bit far from the subway. Built in 1960 and converted to co-op in 80th. Co-op- need board approval.
Summary: Only thing I like is the kitchen. Though the price is attractive but think the location is still not convenient.
Apt 6J: $825,000 (2 bed, , 2 baths). Monthly: $1874. 1000 square fit. Facing North.
6. 150 East 61 Street
Pros: Convenient location, very close to subway station and some shopping area (bloomingdale's). Decent size of living room + dining room.
Cons: 2nd bed room is too small. Kitchen is narrow and not open. Strange painting color on the bathroom wall. No Washer/Dryer in the unit. No public amenities. Co-op- need board approval.
Summary: Apt overall looks old. Location and the asking may make it a good deal for investment but need some renovation work.
Apt 2F: $695,000 (2 bed, , 2 baths). Monthly: $1791. 1000 square fit. Facing North.
